Repairs and other work are charged at the tradesperson's cost. AW Estate Agents Ltd is not VAT registered, so the figures above are the figures you pay.
Under the Tenant Fees Act 2019 I can only ask a tenant for the following. Everything else is free.

Report it on your online repairs portal, open twenty-four hours, with photos. Your own link is in the property file you got when you signed up. Some problems get solved on the spot with the portal's own fixes. The rest get logged, a tradesperson gets booked, and you get told when. A real emergency out of hours? Ring.
Protected, receipted, and handed back against the inventory you signed. No surprises at the end.
